Deposits paid by tenants must be placed into a government-approved tenancy deposit scheme (TDS). The deposit must be registered within 30 days of receipt, and it is a legal duty to inform the tenant which scheme it is in, as well as to provide information about the scheme. The TDS will return the deposit to a tenant at the end of a tenancy, if they meet the terms of their tenancy agreement, do not damage the property, and pay their rent and bills regularly. Landlords can claim damage or rent arrears through the scheme.
