Mould: Causes and prevention

Mould is a naturally occurring fungi that thrives in damp and poorly ventilated conditions. Dampness and condensation can contribute to mould growth, which is not only unsightly but can also pose health risks, especially for individuals with respiratory conditions.

Preventing mould

Preventing mould starts with good ventilation, prompt repairs, and regular property checks. Ensure extractor fans are working in high humidity areas, windows are opened regularly, and any signs of damp are dealt with quickly. A proactive approach protects the health of your tenants and property.

Treating mould

If your property already has mould, you can either encourage your tenants to follow these steps or follow them yourself:

  • Remove wallpaper in affected rooms as mould can penetrate the paper.
  • Wipe walls and window frames with an approved fungicidal wash, following the manufacturer’s instructions.
  • Dry-clean mildewed clothes and shampoo carpets. Avoid brushing or vacuuming mould to prevent respiratory issues.
  • After treatment, redecorate using high-quality fungicidal paint, ensuring it’s not covered with regular paint or wallpaper.

 

To keep on top of your mould treatment and prevent it from returning, you can:

  • Continue to wipe down walls and window frames with fungicidal wash
  • Use mould-resistant paint in susceptible areas, like ceilings above windows
